Job purpose

The primary role of the Facilities Director, also referred to as Director of Facilities, is to oversee the maintenance of buildings and grounds. The Facilities Director oversees maintenance of all building systems including mechanical, electrical, plumbing and all safety equipment other than personal protective gear of individual employees. The Director of Facilities . Additionally, the Facilities Director is responsible for the repair of all equipment and building systems, either directly where qualified, or if not qualified then by then through the overseeing of the appropriate qualified licensed contractor or vendor. The D of F shall coordinate and report to the COO on project management of Capital Improvements, contractors involved in facility projects and delivery of services. . The ideal candidate for this position must have the ability to proactively recognize and resolve building systems related issues and work effectively with consultants and contractors in a professional manner, as well as multi-task across several projects while maintaining a collaborative team-based approach as well as able to manage major repairs and corrective actions for equipment.

Day to Day Responsibilities

  • Maintaining building and equipment, including supplies for maintenance
  • Keeping the schedules of all necessary maintenance - delegating to others as needed
  • Special construction projects - build out and modification of cultivations systems
  • Clean Room Protocol
  • Meeting Regulatory and Compliance Standards
  • Managing Supplies and purchasing - following accounting from request to delivery

Duties and Responsibilities

  • Manages and directs the maintenance operations of Company buildings and properties including the preventive maintenance, proactive repair, and reactive maintenance issues as they occur, using skilled trades, e.g., HVAC, plumbing, electrical, utilities
  • Creates functional strategies and specific objectives for the sub-function and develops budgets/policies/procedures to support the functional infrastructure.
  • Responsible for the management of assigned capital improvement and major repair projects from planning, pre-design, design, bidding/negotiation, construction, and other projects as assigned
  • Responsible for the development and maintaining of the facility management program which includes repair and maintenance schedules. Properly understand maintenance requirements of each piece of equipment and system in the facility
  • Learn the complete functionality of each piece of equipment and system in the facility
  • Must read all manuals, understand how each piece of equipment functions, and create SOP's & maintenance schedules to ensure optimal equipment functionality. Responsible for maintaining log of maintenance activities and repairs.
  • Maintain technical sheets and specifications for all electrical/mechanical equipment used within the facility for the purposes of repair and maintenance.
  • Responsible for developing budgets and long-range facilities plans based on company growth and future needs.
  • Must be able to manage a team if project requires it
  • Create investigation reports following completion of investigations and communicates investigation findings to stakeholders
  • Adapt to a variety of working environments including offices, warehouses and manufacturing facilities, with the ability to gather information from a range of employees
  • Responsible for maintaining the integrity of all confidential information
  • Strategically plan effective personnel and asset allocation and use
  • Maintain awareness of inventories of tools and back-up equipment to accomplish the tasks of repair and equipment replacement
  • Oversee the delivery and storage of facilities equipment, and ensure that the tools and equipment are stored in a clean and orderly manner
  • Able to train and assist employees with required tasks
  • Shows self-motivation/innovation and the ability to work well with all members of their staff and the company, as well as with their direct supervisors
  • Must comply with state and local regulation and maintain company standards for a professional work environment
  • Troubleshoot issues with each piece of equipment and system in the building, including knowledge of shut off valves and controls associated with the process
  • Learn the Growtronix Controls- system and all alarms associated
  • Oversee proper execution of maintenance contracts as needed with capable sub-contractors
  • Oversee all facets of facility maintenance
  • Procure all necessary supplies and equipment as directed
  • Adhere to all specific rules and regulations determined by the DOH. Also, ensure all work complies with County and State permitted codes and regulations.
  • Work with various departments to ensure entity remains 100% compliant
  • Participate in strategic discussions about building, operations, execution, etc.
  • Spearhead organizational effectiveness program for the organization
  • Be available all times in case of emergency as it relates to the facility and the equipment
  • Must be able to do all other assigned duties as directed by the manager.


  • To be eligible, candidates must have a minimum level of experience and/or education; also be able to obtain Certified Facility Manager (CFM) credential (upon request)
  • Preferably a Hawai`i licensed contractor/electrician. If not licensed, must demonstrate a history of working under a licensed contractor.
  • 5 years of supervisory experience
  • Deep knowledge of the managed sub-function and solid knowledge of the overall departmental function
  • Experience in plumbing, electrical, welding and general construction
  • Organized and energetic, excellent problem solver
  • Able to work flexible hours, must be able to work with minimal or no supervision
  • Strong people skills, excellent communicator, able to supervise individuals at various levels of expertise and qualifications
  • Honest, trustworthy and dependable

Working conditions

  • Individuals must be able to thrive in a fast paced, highly stressful business environment. Indoor and outdoor work required, potentially impacted by weather conditions.

Physical requirements

  • Individuals must be able to sit or stand for long periods of time and lift up to 50 pounds.
